Tap Repairs in New Farm

Washer Taps and Ceramic Disc Mixers Compared
Washer taps and mixer taps shut off water two different ways: a rubber washer pressing onto a valve seat in the first, a ceramic disc cartridge in the second.
Washer tap
hot and cold handles turn on their own, each needing several full rotations, and a spindle drives the washer down to close the flow.
Mixer tap
a single lever mixes hot and cold, usually with a quarter-turn action, and paired ceramic discs inside one cartridge do the sealing.
A jumper valve is the small fitting at the bottom of a washer tap's spindle. It carries the washer onto the seat. When the discs in a mixer cartridge wear, we replace the whole cartridge, matched to the tap's make, because sizes and fittings differ between models.

Still Dripping After You Turn It Off
A drip from the spout with the tap fully closed points to a failed sealing part inside. Where the water shows tells you which one.
At the spout
the washer or its seat on a washer tap, the cartridge on a mixer, dripping even when shut.
Around the handle
a worn O-ring or spindle seal, leaking while the tap runs.
At the base
worn O-rings, a loose connection or a body cracked through, wetting the bench or cupboard below.
Look for an isolation valve first. Many fixtures have a small valve that shuts water to that one tap, and the rest of the home keeps its supply.
Without one, close the meter's stop tap clockwise, and check no appliance depends on the supply while it is off. A slow drip also wastes thousands of litres over time, so a dripping tap earns its fix between bills rather than after them.

Who May Repair a Tap in Queensland
The QBCC draws one line: anyone with the appropriate knowledge and level of skill may renew a tap jumper valve or washer, and a licensed plumber handles every other repair. Fitting a whole new tap is the QBCC's own example of licensed work, and even the unregulated jobs must still meet the standards.
Cartridge swaps, spindle work and seat repairs count as minor work. A QBCC licensee performs them, and neither a permit nor a Form 4 applies.
Rentals add a layer, because most homes on this peninsula are rented. A drip off the Act's emergency list is a routine repair, so the tenant reports it and the owner or manager arranges the fix within a reasonable time.
A tenant can also serve a Notice to remedy breach (Form 11), which gives the property manager or owner at least seven days to act. We work with both sides of that paperwork, so tenants and managers can book the same visit.

What Decides Repair or Replace
Four things drive the price: the kind of tap, which part has worn, damage to the seat or body, and how well the supply isolates at the fixture. A fixed quote pins the figure once a plumber has seen the job.
Repair stops and replacement starts in a few clear cases:
- a cracked or heavily corroded tap body;
- a valve seat damaged past re-seating;
- a leak that survives new washers or cartridges.
Access moves the figure too. Building approvals at area level added just 17 dwellings in 2021-22, a trickle against this peninsula's older stock, and most taps we open sit in buildings generations old. An older walk-up off Oxlade Drive can bury a basin tap behind a built-in laundry cupboard where renovation has stacked joinery in front of the pipework.
Choosing a new tap, mixer styles and water ratings live on our tap replacement page. Cistern and pan faults sit with our toilet repairs team instead.

Tap Questions From New Farm Homes
Call (07) 3524 7163Why is my tap still dripping when I turn it off?
Something inside the tap has worn through. On a washer tap that is the washer or the seat it presses onto; on a mixer it is the ceramic disc cartridge. A licensed plumber renews the worn part and checks the seat while the tap is open.
Why does my mixer tap feel stiff to turn?
A stiff or sticking handle usually points to a worn or gritty cartridge or spindle. We replace the cartridge complete, and the new one has to suit your tap's make and model to seal properly.
Is replacing a ceramic cartridge a licensed job in New Farm?
Yes, because a cartridge sits outside the QBCC's short unregulated list, so a licensee carries out the swap. No council permit applies, and no Form 4 gets lodged for it.
How much does it cost to fix a leaking tap in New Farm?
The kind of tap, the worn part, seat or body damage, isolation at the fixture and how many taps you do all set the price. You get the figure in writing once a plumber has seen the job.
Will turning the tap off harder stop the drip?
No, forcing a tap shut wears the washer and the valve seat faster. Renewing the worn part stops the drip, and a gentle close afterwards keeps the new parts lasting.
