The weatherboard Queenslanders along Moray Street and Bowen Terrace stand on stumps, many of them generations old, and the suburb's drains followed soon after: council had the older streets sewered by the mid-1930s. The pipework beneath those houses has been quietly earning its keep ever since.

Pipes Under the Floor of a Timber Home

In a stump-founded house, the water, waste and gas pipework runs beneath the boards, in plain view from underneath. A slab house buries those same runs inside the pour and behind plaster, so reaching them means opening something up.

Age shows itself before anything gets opened:

  • soil that stays wet or soft along a pipe run
  • drips at joints, or rust marks on pipes and fittings
  • damp or stained timber where a run passes through
  • a musty smell hanging under the floor

For the losses you can't see, leak detection covers the meter test and the moisture hunt.

When Old Gas Pipework Needs a Gasfitter

Gas work in Queensland belongs to licensed gasfitters alone: installing, changing, repairing, servicing or testing any gas system, its pipework or its connections. The Queensland Government also advises owners to keep checking old gas lines for rust, decay or damage, and to keep anything that burns well away from heaters and cookers.

A gas worker with a safety concern about a system being worked on gives the owner or operator a defect notice, unless the fault is put right then and there. The certificate side of finished gas work sits on our gas compliance page.

If a gas odour ever hits your nose, act in this order: switch the appliance off if that's safe, air the rooms, and leave every electrical switch alone. Shut things down at the gas meter or cylinder if the smell holds, then call your gas supplier or a gasfitter. Phone 000 if the odour still won't shift.

What the Age of Your Water Pipes Means

Galvanised steel pipe wears a zinc coating over steel, and once that coating is gone the metal rusts from within. The failure announces itself as discoloured water, flow that drops at several outlets at once, and leaks returning along the same line.

The joints carry a date clue as well. Lead solder was still common on copper and brass joins across Australia until 1989, so the era of your water service matters.

Whether an old service should be replaced gets decided during the visit, and repiping old pipes covers what a full job involves.

Which Renovations Count as Notifiable Work

Nearly all renovation plumbing in an existing building is notifiable work: a licensed plumber does it, records it with the QBCC on a Form 4, and gives you a copy. No council permit and no mandatory inspections come with that.

The Regulation counts a building as existing once it has both a water connection and drainage, which covers nearly every older house. Four triggers then shift the rules:

  • Where drains run shared with another property, or the water service is dual-reticulated, the work needs a permit from council first.
  • Any new or replacement water heater also needs its temperature control device, capping the water reaching your outlets at 50°C.
  • Adding a shower or similar hygiene fixture triggers the device too. A washer swap or a shower head alone does not.
  • Most houses built before 1990 hold some asbestos, so a reno on one takes extra precautions and can cost more.

A permit stays tied to the property itself, binding later owners and any occupier. You can search your address in the QBCC's records for notifiable work and request any past Form 4.

Older Home Plumbing Questions

What makes plumbing different in an older New Farm home?

Age and alteration. Pipes in these houses have been patched, extended and half-replaced over generations, so a single run can mix original steel with copper fitted decades later. Much of it also hangs exposed beneath the floor instead of hiding in a slab.

How do I check the plumbing in an old house?

Start with what shows itself: damp patches, soft soil under the pipe runs, rust marks on fittings, discoloured water, weak flow and drips beneath the boards. A licensed plumber checks the rest, and the meter test picks up hidden losses.

Do older homes in New Farm still have galvanised water pipes?

Yes, some may. The suburb's oldest timber houses can still carry galvanised steel service runs tucked behind later renovations, and one of our plumbers confirms what your pipes are made of during the visit.

Is old gas pipework in a New Farm home safe?

No, age alone doesn't tell you. Only a licensed gasfitter can judge it, and the Queensland Government advises regular checks of gas pipework for signs of ageing. If you smell gas, turn the appliance off, open windows, leave switches alone, shut the supply at the meter or cylinder, and call 000 if it won't clear.

Does my New Farm renovation need a plumbing permit?

No, most of it doesn't. A renovation in a building that's already connected counts as notifiable work, so your plumber lodges a Form 4 with the QBCC and hands you a copy. A permit only applies where the drains run shared with another property, or the supply is dual-reticulated.
